In January 2025, an elderly resident from a Manchester Housing Association experienced severe flooding in his home. Due to significant damage, he was in urgent need of emergency temporary accommodation.

The Housing Association contacted ICAB with the urgent instruction and initially requested a hotel room, whilst the damage was being assessed.

It was understandably a traumatic time for the 76-year-old resident who had some existing health and mobility issues. He had hospital appointments booked, so needed to be as close to home as possible. The housing team immediately sourced and booked a local hotel room with disabled access, including meal provisions. The resident stayed there for four nights.

During the resident’s hotel stay, the Housing Association updated their instruction to locate a serviced apartment. As the clean-up and restoration of his flooded home was expected to take up to a month, a longer-term solution was needed.

A serviced apartment is ICAB’s preferred accommodation for short to medium term stays. Our bespoke database contains a wide range of properties offering the comfort, privacy and freedom of a home-from-home environment.

It can sometimes take up to 72 hours to locate a suitable serviced apartment, especially in a busy city like Manchester.    Coupled with that, January is a very busy month for those needing alternative accommodation, particularly with flooding and storm damage emergencies, but the dedicated housing team acted swiftly. Within just one day, they located and secured a ground floor serviced apartment, complete with a walk-in shower, just one mile from the resident’s home. He moved in immediately, and this quick turnaround minimised disruption to his daily routine.

At the beginning of February, he moved back home and took the time to leave a glowing review:

“I have to say in such trying times ICAB were very helpful and sympathetic. I cannot thank them enough.  I don’t normally name the people who I deal with but I would like to thank Sohail very much for his sympathetic help and kindness.”
